Property Purchase Muhurat: Agreement, Registry or Keys?
Open any list of property registration dates and you'll find windows like "06:18 AM to 06:18 AM, Jul 17", a full 24 hours on Housing.com's 2026 list. The sub-registrar's office keeps rather shorter hours. A property purchase muhurat only helps once you know which step it is for, and the step that matters most is the signing of the sale deed.
Buying property in India happens over several steps: token money, the agreement to sell, the sale deed, registration and finally possession. Each one can carry its own date, and families often try to time all of them. You don't need to.
Which step should get the muhurat?
Our view: time the execution of the sale deed, the moment you and the seller sign. The sale deed is the document that actually transfers the property. Token money and the agreement to sell only promise a sale.
If you sign and register in a single appointment at the sub-registrar's office, the registry muhurat and the signing muhurat are the same thing. If you sign first and register later, the law gives you some room. Under Section 23 of the Registration Act, 1908, a document other than a will must be presented for registration within four months of execution. Section 25 allows a further four months with a fine when the delay was unavoidable, so the total period comes to eight months.
That doesn't mean you should plan on the longer limit. Confirm the timing with your lawyer, because stamp duty rules and state practice vary. The point is simpler: a good signing muhurat doesn't force a rushed registry on the same day.
Possession and moving in are a separate event again. That one is griha pravesh, and it follows its own rules.
What the panchang looks for in property
Land and buildings stay put, and the rules reflect that. VedPanchang explains that because property is a fixed acquisition, fixed nakshatras are preferred, the opposite of a vehicle purchase, where movable ones win. It also lists Rahu Kaal and Panchak as periods to avoid.
ShubhPanchang's checklist adds practical advice: schedule the registry or agreement signing inside the exact muhurat and make sure both buyer and seller are present. That second point sounds obvious until the seller's brother, who holds a power of attorney, is stuck in traffic for two hours.
A date from a list suits the sky. A muhurat checked against your own kundli also suits you. The Muhurat Selection Consultation is ₹1,269, booked on WhatsApp, for clients in India.
See the muhurat consultationYour chart narrows the list
A list of registration dates is the same for everyone in your city. Your own Moon is not.
Tarabalam compares the day's nakshatra with the buyer's birth nakshatra and can differ from person to person on the same day. Chandrabalam does the same with the birth rashi. A date that is strong on the list can still be weak for you, and the generic list has no way to show that.
For a joint purchase, check both owners. A husband and wife buying together is the typical case, and a day that suits one and hurts the other is worth skipping when the next good date is only a week away. If one name is the primary buyer on the loan and the deed, give that chart priority.
L&T Realty's own guide gets this right, telling readers to consult a Vedic expert with your birth chart because the general windows aren't matched to your nakshatra.
Land, flat and commercial property
The same principles cover all three, with small differences in emphasis.
For a plot, the purchase muhurat and the bhoomi pujan muhurat are two separate events, often months or years apart. Time the purchase now and leave construction for later.
For a ready flat, purchase and griha pravesh can fall close together. Plan both dates at once, so you don't sign on a strong day and then find the next possible entry date is three months away.
For a shop or office you plan to run yourself, the opening has its own business opening muhurat, read from the owner's chart.
What to send for a property purchase muhurat
- Date, time and place of birth of each buyer whose name goes on the deed
- The city where the property is, and where the deed will be signed
- The type of property: plot, flat, house or commercial
- The dates the seller and the sub-registrar's office can actually do
Our Muhurat Selection Consultation covers property purchase and griha pravesh. It is ₹1,269, booked on WhatsApp, for clients in India.
Book the muhurat before the registration appointment, not after. Moving an appointment costs a phone call. Moving a signing with three families and a bank involved can cost a month.
Questions
Is the registry date or the agreement date more important?
The signing of the sale deed matters most, because the registered deed is what transfers the property. If you sign and register on the same day, one muhurat covers both.
Can we buy property in Pitru Paksha or Kharmas?
Many families avoid them, and panchang lists for major beginnings usually leave those weeks out. Ask for the nearest strong date outside them.
Registry ka shubh muhurat kaise nikalein?
Property sthir cheez hai, isliye sthir nakshatra wale din dekhe jaate hain, aur Rahu Kaal aur Panchak se bacha jaata hai. Phir kharidaar ki janm rashi aur nakshatra se Chandrabal aur Tarabal milaakar sale deed sign karne ka samay chuna jaata hai.
